Caretaker Landscape started managing the landscape assets for the developer at Acacia Estates in November. The Caretaker team has been an integral part of preparing the community for the grand opening of the model homes by David Weekley. The ascetics and the appearance of the landscape was a huge priority for the developer and the homebuilder.
The Caretaker team strives to be all-inclusive landscape solution. The maintenance department, tree department and construction department at worked together to ensure that the landscape of the community would be in premium condition during the grand opening of the model. The team had their sharpest eyes bring back the Bermuda grass using proper watering and fertilization techniques and did a HUGE plant and tree installation the week of the Grand Opening.

Caretaker Landscape is currently developing landscape construction and landscape development on more than 30 communities throughout the Valley.
Adora Trails in Gilbert
Home starts in Phoenix are increasing. Job creation is improving. Phoenix was ranked 9th in the nation by the Bureau of Labor Statistics for job creation and ranked 3rd in annualized permits for the 1st quarter of 2013.
The resale market is strong in Phoenix with the current home inventory market supply at 2.1 months. There are less distressed properties in the marketplace and single-family home prices are up. The basic economic law of supply and demand indicates that the stronger economy is bringing more players into the game. Construction is accelerating in Phoenix and home starts are up as the supply of available resale homes is down. And it’s no surprise Phoenix is facing a shortage of finished lots. Developers delivered 1500 lots in the 1st quarter of 2013.
The town of Gilbert has 1/5 of new home starts. Gilbert also led the Valley in the number of single family permits issued in 2012. Caretaker Landscape’s construction team is currently developing Gilbert’s master-planned community Adora Trails for Taylor Morrison. The community features a 10-acre neighborhood, 12 miles of walking trails, a lake with fresh water fishing, neighborhood clubhouse and features single and two-story homes. Builder Magazine just named Taylor Morrison as Builder of the year at the Builders annual Housing Leadership Summit recognized for excellence in successful business strategy, achievements and corporate leadership.
This summer our construction team will begin construction at The Bridges at Gilbert for Ashton Woods Homes. Ashton Woods was just ranked the 4th largest private builder in the country. Six home builders are working together to build this master-planned community. There are 569 home sites projected between the builders in this 293 acre community. Builder 100 and Next 100 lists are featured in Builder magazine and on BuilderOnline.com.
Peoria has the 2nd most new home starts followed by Goodyear. Caretaker Landscape’s construction team is building Terramar and Tierra Del Rio for Taylor Morrison and Silver Canyon for Shea Homes. All three communities are located in Peoria.
Expansion is happening for many of the Valley’s companies in 2013 as Phoenix recovers. Caretaker Landscape is fortunate to be involved in many of the expansions taking place in the Valley.

Did you know Caretaker Landscape is currently developing the single largest land development project in Arizona?
Digging in the Southwest can get rocky. In preparation for construction mobilization Caretaker Landscape ran into some rough terrain in the West Valley.
Taylor Morrison purchased 351 lots within the Tierra Del Rio community from Pulte Group in 2012. Caretaker is developing the landscape infrastructure and managing the landscape at Tierra Del Rio for Taylor Morrison. Currently, Tierra Del Rio is the single largest land development project in Arizona. In preparation for the development, a test dig was conducted where excavators were used to dig up several parts of this mountainous site. Caliche was found on the test dig in some of the soil at Tierra Del Rio.

What is Caliche? Pronounced (ka-lee’-chee) is a sedimentary rock, a hardened deposit of calcium carbonate according to Wikipedia. This calcium carbonate cements together other materials, including gravel, sand, clay, and silt. Caliche is made up of soil deposits that have become cemented and rock hard over time layered like lasagna. This concrete-like material can be several feet thick.

Caliche runs in veins that can be up to 15 feet deep. Breaking apart or removing Caliche from the soil is the most practical way to handle the physical problems associated with it when it comes to landscape construction and planting. Caretaker Landscape’s Development team recommends digging holes three times the size of the root ball if you run into caliche while planting. Solid chunks of caliche should be removed from the soil. If good drainage can’t be attained then the soil can be added to increase the depth of soil available. Clean backfill and good drainage are also key components to planting in soil that has caliche.
Caliche can cause plant growth issues for 3 reasons:
  1. Caliche restricts root development
  2. Caliche restricts water drainage
  3. Caliche has a high pH balance and creates iron deficiencies in other plants. This most likely impacts non-native plants.
Caliche can be problematic landscape maintenance, “because it is soil that had been cemented together by lime resulting in a lack of soil nutrient mobility or root anchorage by plants. It also limits the percolation of available water between soil profiles often resulting in sub-soil rotting of the existing root systems of plants or trees.”

It seems that the metro Phoenix market is recovering and buyers are searching for the right home. Caretaker Landscape is at the forefront of the development of many of the Valley’s premier up and coming communities developing responsibly and sifting through some rocky soil.

Caretaker Landscape is so excited that we just wrapped up our inaugural year participating in Brokers for Kids!!! Brokers for Kids is a year-long fundraising event amongst 40 other companies in the commercial real estate industry. Most of the funds raised was donated to Boys Hope Girls Hope of Arizona.
In order to help raise funds for our team goal, Caretaker Landscape held its first annual Jam for Kids – Rock for a Cause Event. We knew our families and friends (clients, included) would support us and have a blast listening to live music. The show kicked off with the jam, “Please come to Boston” by Todd Schneider, Mike Reinbold and Steve Collins. Tami Bohanan, Executive Director from Boys Hope Girls Hope of Arizona, spoke about the impact our fundraising efforts would have. Our corporate sponsors donated great items, which enabled us to hold a silent auction to raise money for our team fundraising goal. After two (2) hours of rocking out, the band closed the show with, “Margaritaville”. This was truly a night to remember and we are already coming up with bigger and better ideas for next year! Thank you Team Captains, Dena Jones and Mischelle Arreca for all the hard work and planning you put into the evening. In an effort to make this a team building/bonding event Matt White, incentivized the top 3 fundraising individuals by awarding them with paid time off. Also, anyone that wanted to participate in our Olympiad Try-Outs and compete in the final Olympiad Event, he gave them the time off. The Olympiad is the final event where the fundraising teams get together and compete in volleyball, basketball, football toss, bocce, and baggo. The top four (4) teams ended the Olympiad with a fierce dodge ball competition. The winning dodge ball team was awarded Olympiad Team and was handed the coveted trophy, which they’ll get to keep until 2014. In the end, Caretaker Landscape won three (3) out of five (5) events (not too shabby for a rookie team)! Practice starts next week for next year…watch out!

Caretaker Landscape is proud to sponsor the 26th annual community service project for Valley Partnership. Valley Partnership has a strong reputation for behind a visionary group that advocates for responsible development in Arizona. Caretaker Landscape joined the partnership in 2012, in conjunction with the expansion of their services into land development and construction. One of Valley Partnership’s cornerstones is community service. Each year they select a non-profit organization that can benefit from partners working together to renovate or enhance facilities for children or those in need.
The board of directors voted unanimously to select Save the Family Foundation’s Escobedo at Verde Vista Affordable Housing Development as their community service charity recipient for 2013. Together, the two organizations will build a stronger Valley by giving children in homeless and vulnerable families a safe place to build stronger bodies and minds. Save the Family Foundation of Arizona is a 501(c) (3) non-profit agency based in Mesa that has been serving the greater Phoenix metropolitan area for more than two decades. Escobedo at Verde Vista is a $29 million public-private partnership project with the purpose of providing quality affordable housing to vulnerable families.
The Community Service Project Committee meets throughout the year to plan for event day and raise funds to support the project. This project includes landscape, irrigation, hardscape, shade structure, playground equipment, painting, concrete work, game court, masonry walls, painting, and hand painted tiles, rubber playground surface and engineering. The families of Save the Family hand painted tiles that will be installed into the entry walls of the project. The funds raised for this project are budget relieving and will put more than $100,000 back into Save the Family. The funds can go towards programs, service and furniture for Escobedo at Verde Vista.

Save the Family held a grand opening ceremony on Wednesday, December 4, 2013 for Escobedo at Verde Vista, a new mixed-use development that will include apartments, on-site resident services and features for the disabled as well as the new headquarters for Save the Family Foundation of Arizona. The City of Mesa, Gorman & Company, Affordable Rental Movement (A.R.M. of Save the Family Foundation) and the West Mesa Community Development Corporation have partnered on the development. Caretaker Landscape loves giving back to the community by supporting local charities.
On January 17th, we held our inaugural “All In” for Kids Charity Poker Tournament for Brokers for Kids. Brokers for Kids is a year-long contest involving valley commercial real estate teams in a fundraising drive that culminates with the Brokers for Kids Olympiad. The main recipient for this fundraising drive is Boys Hope Girls Hope.
The VIP Poker Tournament was ran by Valentino Luna, along with a couple of other team members from Pioneer Poker League. The charity poker tournament was held at Caretaker Landscape’s corporate office in Gilbert.

Also, a HUGE thank you to our guest speakers, Mia and Brianda with Boys Hope Girls Hope, for sharing with us the impact that Boys Hope Girls Hope has made in their lives. “Without Boys Hope Girls Hope, college would not have been an option,” said Brianda. Brianda recently received acceptance and scholarships to four (4) universities.
Last but certainly not least, thank you Mike Coy, 2014 Brokers for Kids Chairman for speaking on behalf of the Scottsdale Active 20-30 Club. “The clubs foundation has one objective and that is to support children’s charities,” said Coy. By hosting special events, this non-profit club draws the community together to raise funds for and to educate our citizens about the financial, medical, and emotional needs of Arizona’s children. The Club provides young adults with an opportunity to impact the community by improving the quality of life for special needs children while fostering personal growth, friendships, networking skills and leadership development.

Tickets are one (1) for $25 or six (6) for $100. You do not need to be present to win. The drawing will be held on Friday, February 7, 2014 at Tempe Beach Park.
